For serviced apartments

Run serviced apartments without a front desk.

Serviced apartments rarely have anyone sitting at a desk, so the booking, the arrival and the changeover all have to look after themselves. Stayvieo is serviced apartment booking software built for that — one calendar across every unit, channels that stay in sync on their own, and arrivals that work when nobody is there. One of the five properties we run in Canterbury is a serviced apartment block, so this was worked out on a real building.

The Stayvieo bookings calendar — every apartment on one colour-coded tape chart
Every unit

One calendar across every apartment.

Two units or twenty, in one building or several — they all sit on the same tape chart. You can see who is in, what is empty tonight and which apartment is free for a stay that runs three weeks, without opening a second system.

  • Every apartment and building in one diary
  • Occupancy across the whole portfolio at a glance
  • Long stays shown properly, not squeezed into nightly boxes
  • Move a guest between units in a couple of clicks
Every channel

Booking.com, Airbnb and your own site, in step.

Serviced apartments usually sell across more channels than a hotel does, which is exactly where availability drifts. One inventory feeds them all, so a booking on any channel closes those dates everywhere else the moment it lands.

  • One inventory pushed to every channel
  • Dates close everywhere as soon as a unit sells
  • Direct bookings on your own site, commission-free
  • Rates set once, per unit type, not per platform
Every arrival

Arrivals and changeovers that run themselves.

When there is no desk, the arrival has to work on its own. Confirmations and access details go out on your templates ahead of check-in, payment is taken at booking rather than at a counter, and the changeover list tells your cleaners which apartments turn over and when.

  • Pre-arrival details sent automatically on your templates
  • Payment taken at booking — nobody chasing money at the door
  • Changeover days and back-to-backs flagged clearly
  • One turnover list your cleaning team can follow
Good questions

Frequently asked.

Can’t see yours? Ask us directly — a real person replies.

I only have a handful of units. Is this worth it?

That is the case we built for. Three of the five properties we run in Canterbury are under ten rooms, and one of them is a two-unit apartment block — on per-room pricing elsewhere it could never justify a booking system at all. Starter covers up to ten units for one flat price.

Does it handle stays of a week or a month?

Yes. Longer stays sit on the calendar as a single block rather than a run of nightly bookings, and rates can be set so a weekly or monthly stay prices differently from a two-night one.

There is nobody on site. How do guests get in?

Stayvieo sends your arrival instructions and access details automatically before check-in, using your own wording. It does not replace a smart lock or a keysafe, but it makes sure the right guest gets the right details at the right time without anyone remembering to send them.

Can I run apartments alongside rooms in another property?

You can. Several properties sit under one login with shared reporting, which is how we run a hotel, a B&B, two guest houses and an apartment block from the same account.

Will it stop me double-booking across Airbnb and Booking.com?

Every channel draws from one inventory, so a unit sold anywhere closes everywhere else immediately. That is the failure this is built to prevent.

What does it cost?

Starter is £29 a month excluding VAT for up to ten units, Growth is £79 for up to fifty. No commission on your bookings, no per-booking fee and no lock-in contract.
